Leumeah Roof Repairs and Re-Pointing

Leumeah takes its name from an early colonial property here, and the name is usually translated as a place to rest. The roofs are less restful. Nearly all of them are concrete tile, laid in the same building push, and they are now at the age where the ridge line gives out first.

The fault we are called about most

Ridge and hip pointing. Stand on the footpath anywhere between the railway line and Old Leumeah Road and look along a ridge: the dark gaps where the mortar has shrunk away are visible from the ground.

Rigid cement pointing has no capacity to move, and Macarthur summers move everything. Hot day, cool night, forty-odd years of that, and the mortar crazes and drops out in crumbs. Once it is open, water tracks sideways under the caps into the batten cavity, and the caps themselves start rocking in wind. On a roof with no sarking under the tiles, that water has a clear run to your ceiling.

Re-bedding the caps and re-pointing them in a flexible compound fixes both problems at once and does not require touching the rest of the roof.

Low ground and leaf load

The valley floor through Leumeah drains into the Bunbury Curran and Bow Bowing creek system, and the low-lying streets get the full volume of a summer downpour in a short burst. If a gutter has lost its fall or a valley is damming leaf litter, that is the rain that finds it out.

The estate planting from the 1980s has matured into substantial trees, so valleys and gutters here carry a real debris load. Clearing them is cheap; replacing a rusted-through valley iron and the ceiling beneath it is not.
