You usually find out about a gutter in a downpour. A sheet of water coming off the front edge instead of travelling along to the downpipe. A waterfall between two houses. The sound of water hitting earth directly below the eave instead of running down a pipe.

Gutters are the cheapest part of a roof and the part that causes the most expensive secondary damage. We repair and replace gutters, downpipes, fascia capping and leaf guards across Campbelltown, Camden, Narellan and the Macarthur estates. (02) 4601 5100 for a free look.

What overflowing gutters actually cost you

The gutter is not the victim. Everything around it is.

  • Fascia and barge timber stays wet and softens, so the brackets lose their grip.
  • Water backs under the first tile course and into the eaves cavity, which is how a gutter fault becomes a ceiling stain along an external wall.
  • Eaves linings sag and stain. On pre-1990 homes those linings can be asbestos cement, which makes water damage there a more serious problem than a sheet of water-damaged plaster.
  • Foundations and paving take concentrated water in one spot instead of distributed runoff, which is unhelpful on the reactive shale-derived clays that most of this district is built on.
  • Tank supply stops working on newer homes where the rainwater tank is fed from the roof.

Why gutters fail out here

Ultraviolet and heat. Macarthur gets the full inland summer. Sealant at joints and stop ends dries and cracks, and that is where the slow leaks start.

Leaf load. The 1980s estate planting has matured into substantial trees, and streets through Bradbury, Airds, Ruse, St Helens Park and the Bow Bowing corridor carry serious leaf and bark drop. Gum leaves and bark are particularly good at damming an outlet.

Loss of fall. A gutter has to run downhill to its outlet. As brackets corrode and fascia softens, sections sag and water sits. Standing water kills a gutter from the inside.

Hail. Dented gutter bases hold water and debris permanently. Dented front beads lower the overflow point.

Under-capacity. This is the big one on added-to houses. Someone enclosed a patio or added an alfresco, the roof area feeding a single downpipe doubled, and nobody recalculated. It drains fine in ordinary rain and fails every time there is a real storm.

Quad, fascia or box

Quad gutter is the familiar rounded profile on most of the older Campbelltown housing. Cheap, effective, easy to replace.

Fascia gutter sits flush and square against the house and is standard on the newer estates — it carries more water and reads cleaner on a modern facade.

Box gutter is a different beast: a large rectangular channel, usually concealed behind a parapet or between two roof planes. Box gutters have no ability to overflow safely outward, so when one blocks, the water goes inside the building. They need correct fall, a sump, and an overflow provision.

You will find box gutters on the high-front facades through Oran Park, Gregory Hills and Harrington Park, and on older verandah and skillion additions around Camden. They are not DIY territory.

Downpipes and stormwater

A gutter is only as good as the pipe at the end of it. We check that the number and size of downpipes suits the roof area feeding them, that each outlet is cut and sealed properly, and that the pipe actually discharges somewhere legitimate — stormwater connection, rainwater tank or a legal discharge point, not just onto the garden beside the slab.

On the newer Camden Council estates, the rainwater tank is part of the house's water strategy, so a disconnected or blocked downpipe is not a cosmetic issue.

Leaf guard and the bushland edge

Gutter guard does two things: keeps the gutters and valleys flowing, and reduces the amount of dry fuel sitting on your roof.

That second point matters on the eastern and southern fringes of the district, where suburbs back onto the Georges River gorge and the bushland reserves. Properties on bush-fire prone land have ember-protection expectations, and a gutter packed with dry gum leaves is a liability in a bad week. On an interior block in a new release with no overhanging canopy, guard is far less compelling — we will tell you which you are.

Hail and insurance

Gutter and downpipe damage is one of the most commonly missed items after a hail event, because everyone looks at the roof. We photograph, measure and write up gutters as part of a storm inspection, and the detail goes into the same report. See storm and emergency roof repairs.

Cost and sequencing

Gutter work is priced on linear metres, the profile and colour, how many downpipes and outlets, whether fascia or capping needs replacing, single or double storey, and access around the block. Guard is priced separately per metre and depends on the mesh specification.

If the roof itself is due for restoration or replacement, do the gutters in the same visit. Call (02) 4601 5100 for a free inspection and a written quote with the lines separated out.

FAQs

Frequently asked questions

Water pours over the front of my gutter in a downpour but the gutter looks clean. Why?

Two likely causes. Either the gutter has lost its fall and water is pooling instead of running to the outlet, which happens as fascia timber softens and brackets let go. Or the downpipe capacity is undersized for the roof area feeding it, which is common where a pergola, alfresco or room addition was added without anyone adding an outlet. Both are measurable at an inspection.

Should I bother with leaf guard, or just get the gutters cleaned?

Depends on what is above you. On the older Campbelltown estates with mature gums and callistemons overhanging the roof, guard changes an annual chore into an occasional one and keeps valleys clear as well. On a new Oran Park block with saplings and no overhang, cleaning is cheaper and guard is hard to justify yet. We give you the honest version for your block.

My fascia is soft under the gutter. Is that a gutter job or a carpentry job?

Both, and in that order. The gutter has been overflowing or leaking at the back long enough to keep the timber wet, so replacing only the gutter puts new metal onto rotten fixing ground. We assess how far the rot has travelled, replace the affected fascia or capping, then hang the new gutter with proper fall to a correctly sized outlet.

Do hail-dented gutters actually need replacing, or is it just appearance?

Sometimes appearance, often not. Dents in the base of a gutter create small dams that hold water and debris permanently, which is where corrosion starts. Dents on a front bead can distort the lip so overflow happens earlier than designed. We photograph and measure it, and if it is genuinely cosmetic we will say so rather than write it up as a claim item.

Can gutters be done at the same time as the roof?

Yes, and it is the sensible way to sequence it. Access, edge protection and scaffolding are already on site, old gutters come off while the roof edge is open, and the new gutter is matched to the new roof before anything is sealed up. Doing them months apart means paying for the same access twice.
