Ingleburn is older than most of the Campbelltown estates around it. The village grew along the Main South railway line well before the growth decades, so the housing stock here spans a wider range than at Minto or Claymore — inter-war and post-war cottages near the station and the shops, then concrete tile estates layered around them, then recent townhouse and duplex infill.
Three roofing eras in one suburb, and three different sets of problems.
Older stock near the centre
Around the station, Ingleburn Reserve and the older streets, you find terracotta tile and early corrugated steel, shallower pitches, and sometimes a box gutter where a rear addition meets the original roof. These roofs reward careful repair over wholesale replacement — the terracotta is often glazed and still shedding water perfectly well, and it is the pointing, valleys and flashings that have aged out.
On anything built before about 1990, we also flag suspected bonded asbestos cement in eaves linings, gable infills and garage roofing. Over ten square metres of bonded material legally requires a licensed asbestos removalist who notifies SafeWork NSW five days ahead. We identify it at the inspection so it is a quote line rather than a mid-job surprise.
The tile estates
Further out, the familiar concrete tile picture: perished ridge pointing, rocking caps, rusted valleys, no sarking. Either roof restoration or, where tiles have gone brittle, roof replacement.
Water and debris
Ingleburn sits in the Georges River catchment, with the Bunbury Curran creek line running through the valley toward Leumeah. Mature trees along the older streets drop a heavy leaf and bark load, and a dammed valley stays wet permanently, which is what kills a galvanised valley iron. Gutter and valley clearing is the cheapest roof insurance available here.
