Eagle Vale gets its name from two watercourses that once ran through it, Eagle Creek and Vale Brook. The suburb itself is pure 1980s Macarthur: curving streets, generous blocks, single and split-level brick homes, and concrete tile roofs as far as you can see.
What forty summers do to a tile roof
The tiles are rarely the problem. Concrete tile is a tough product and it tends to outlive the mortar holding the ridge together.
Rigid cement pointing was the standard when Eagle Vale was built, and it has no ability to flex. Macarthur sits a long way inland and gets the full temperature swing between a hot afternoon and a cool night. Repeat that for four decades and the mortar crazes, loses adhesion and falls out in crumbs.
Once the pointing is gone, three things follow in order: water starts tracking sideways under the caps, the bedding mortar softens and the caps begin to rock, and on an unsarked roof — which most of these are — that water reaches the batten cavity and then the ceiling.
The fix is to lift and re-bed the caps and re-point them with a flexible compound. It is contained, it does not require touching the field tiles, and it buys years.
Split levels and access
A fair number of Eagle Vale homes are split level or two storey, which changes the job. More edge protection, longer ladder work, sometimes scaffold. That shows up in a quote, and it is one of the reasons we will not price a roof from the kerb or over the phone.
Hail
Western Sydney sits in a hail corridor, and the damage you cannot see is the damage that matters: fine cracking across tiles, and the thin factory surface stripped off in a pocked pattern so the tile starts absorbing water. If storms have been through and nobody has been up there, it is worth a look. See storm and emergency roof repairs.
